Description
AMOUNT: Approximately 4,725 rentable square feet yielding a minimum of 3,500 ANSI/BOMA usable square feet to a maximum of 3,700 ANSI/BOMA square feet of warehouse and a minimum of 800 ANSI/BOMA usable square feet office related space with 1,000 square feet of outside parking secured by a fence. LOCATION: Space must be located within the following delineated area Chattanooga, TN outside of the flood plain area and easily seen from a major street and property must be fronting on or bounded by the following streets: "Begin at I-75/24 Intersection and go north on I-75 to Brainerd Rd and go east to Gunbarrel Rd; go north to I-75 North; go west to Bonny Oaks Rd; go west to Hwy 153; go south to Jersey Pike; go southwest to Shallowford Rd; go west to Airport Rd; go south to Lee Hwy; go southwest to Spring Rd; go south back to I-75/24 intersection." REQUIRED: All services, supplies, utilities, partitioning and required tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy NO LATER THAN January 19, 2007. TERM: Lease term will be for five years with the Government having cancellation privileges in whole or in part on 60 days written notice after third year. OWNERS & AGENTS: Submission by any party other than the owner or manager of the property must be accompanied by a letter from the owner granting permission to make a general offering of the space.
