Description
GENERAL SERVICES ADMINISTRATION Seeks Expressions of Interest to Lease Office Space Billings, MT The U.S. Government is seeking to lease approximately 11,837 rentable square feet yielding 10,293 ANSl/BOMA area square feet of contiguous Class A office and related space in Billings, Montana. Both existing buildings and new construction will be considered. The lease term is for fifteen (15) years, ten (10) years firm. Space is required for occupancy no later than November 2007. Space will be required within the following boundaries: North: Grand Avenue to 6th Avenue North to North 24th Street, following 24th Street to 4th Ave North, 4th Avenue North to North 22nd Street East: North 22nd Street to the MRL/BNSF Railroad Tracks, following the MRL/BNSF Railroad Tracks to South 25th Street, South 25th Street to 2nd Avenue South South: 2nd Avenue South from South 25th Street to State Avenue to Laurel Road, to King Ave. W to Overland Ave, going south to the intersection with Gabel Rd, following Gabel road to 32nd Street West West: 32nd Street West Thirty-eight (38) reserved, secured parking spaces are required immediately adjacent to the building. Secured parking may be provided within a structure or within a fenced area. Visitor parking should be available on-site separate from the Government secured parking. A minimum set back of 100' on all sides of the building is preferred. Buildings with set backs between 50' to 100' may be considered depending on the ability to meet other security requirements. An anti-climb fence at least 10' in height may be required on the perimeter of the site. Space may not be located near residential areas, daycare centers, or schools. Office space is required to be on the 2nd floor or above in an existing building. Build-to-suit buildings will be designed to accommodate office space on the 2nd floor or above with approved components of DEA space to be located on the 1st floor. Space must meet the Federal Government's standards for fire safety, be fully handicapped-accessible, and be located outside the 100-year floodplain. Buildings listed on the National Register of Historic places, potentially eligible for the National Register or within a Historic District are encouraged to offer. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative Jones Lang LaSalle.
