Description
The General Services Administration (GSA) is considering whether to remain in its existing lease space or relocate. In making this decision, GSA will consider, among other things, the costs it would likely incur through relocation, such as physical move costs, replication of tenant improvements, telecommunications infrastructure costs, non-productive agency downtime, security and other appropriate considerations. GSA currently leases 18,437 rentable square feet of office space along with thirty (30) on-site, reserved, covered parking spaces in Phoenix, AZ. This lease is expiring August 31, 2007. The GSA has an interest in leasing approximately 18,437 rentable square feet of office space of which a minimum of 14,687 ANSI/BOMA office area square feet must be contiguous, along with thirty (30) on-site, reserved, covered parking spaces. Rentable space must yield a minimum of 17,389 ANSI/BOMA office area square feet. The considered term of occupancy is ten (10) years, five (5) years firm. Space must be located in the Central Business Area in Phoenix, Arizona and within these boundaries: North-Camelback Road; South-Railroad tracks; East-7th Street; and West-7th Avenue. Space must meet the Federal Government's standards for fire safety; seismic; accessibility; security, and must not be located within a 100-year floodplain. The minimum contiguous space requirement and the parking requirements will be considered a go/no-go factor during consideration of possible alternatives. Include whether expected rental rate includes the cost of the required Government parking * List of building services provided. The Government's decision regarding whether or not to relocate will be based, in part, on information received in response to this advertisement. In the event that a potential Offeror fails to provide specific expected rental rate or other required information as part of its response to this advertisement, the Government reserves the right to assume that the building in question cannot meet the Government's requirements.
