Description
The Federal Government has a requirement to lease warehouse space consisting of approximately 9,934 BOMA rentable square feet. The space must be contiguous on one floor, preferably ground floor space. The space must have a dock or overhead door for loading and unloading purposes. The space must be secure and have very few or no windows, for security purposes. Rentable space must yield 9,934 of BOMA usable square feet for use by tenant for storage of equipment. Only existing buildings will be considered. Space must have a HVAC system capable of maintaining an ambient temperature of 55 degrees F at all times in the general purpose warehouse. These temperatures must be maintained throughout the leased premised and service area regardless of outside temperatures during lease specified hours of operation. The operation of portable electric fans, threshold heaters, and portable space heaters is prohibited. Thermostats will be secured from manual operation by key or locked cage. A key will be provided to the Lessee. Special Requirements: Archival Film Storage (approx. 1,700 square feet) • Relative Humidity shall range from 20 to 40 percent with an optimum of 30 percent. Humidity changes shall not exceed a 5 percent change in a 24 hour period. • HVAC shall be capable of maintaining ambient temperature of 55 degree F minimum, and shall not exceed 70 degrees F maximum. Temperature changes shall not exceed a five percent change in a 24 hour period. HVAC shall be provided 24 hours a day, 7 days a week. • 120 linear feet slab to slab unfinished subdividing partitioning (no paint required). • Walls and ceiling shall have no less than an R-12 Thermal Transmission Rating. • In areas where air diffusion is required and/or provided, bottom of ducting shall be no less than 10 feet 0 inches above finished floor; bottom diffuser shall be no less than 8 feet 6 inches above finished floor. • Interior access to room must be provided by an interior overhead 6 feet wide by 10 feet high and by one personnel door. Overhead door must be capable of being operated easily by one person. • Three (3) electrical outlets 120 VAC are required. • Lighting level of 20 FC is required. Space must be capable of being fully accessible to the physically handicapped, must meet minimum seismic requirements, and must not lie within the 100-year flood plain and will be subject to any and all other building rules, regulations, laws and/or ordinances on the local, county, state and federal levels as they may apply. The initial tenant will be the U.S. Department of Commerce, National Oceanic and Atmospheric Administration (NOAA). Such space shall be ready for occupancy approximately February 1, 2007. The government is seeking a lease term of 5 years firm. Space offered must be located within 10 miles of the David Skaggs Research Center located at 325 Broadway, Boulder, Colorado. Only properties that are contained within these boundaries or which front directly on them and meet or are capable of meeting the above criteria will be considered for this procurement.
