Description
GENERAL SERVICES ADMINISTRATION OFFICE SPACE NEEDED in SIOUX FALLS, SOUTH DAKOTA REQUIREMENT: The General Services Administration is interested in leasing approximately 14,659 rentable square feet, which will yield 12,312 usable square feet of fully-serviced office space. The spaces will be occupied by the following agencies: Department of Justice, U.S. Trustees: 4,992 RSF, 3,906 USF United States Courts, U.S. Probation: 9,667 RSF, 8,406 USF The agencies will have separate suites and separate lease agreements, but prefer to be co-located if practicable. Respondents may express interest in one or both of these requirements, and should include the total amount of space proposed when responding. Existing building and new construction will be considered. LEASE TERM: 10 years firm term UNIQUE REQUIREMENTS: U.S. Trustees: Office and Support Space must be located on one floor, contiguous, and above ground level. Meeting rooms may be located on the ground level subject to approval by the Government. Space must be located in a professional office setting and have potential for efficient layout. The Government requires one (1) reserved parking space immediately adjacent to the offered space. U.S. Probation: Space offered must be contiguous and above ground level. Space must be located in a professional office setting and have potential for efficient layout. The Government requires eleven (11) reserved parking spaces immediately adjacent to the offered space. Visitor parking must be available within two (2) blocks, but preferably on-site. Public transportation must be available within two (2) blocks from the building entrance. Buildings listed on the Historic National Register of Historic places, potentially eligible for the National Register or within a Historic District are encouraged to offer. The space offered must meet Uniform Federal Accessibility Standards, Fire Safety Standards and cannot be within the 100-year floodplain. LOCATION: Offered properties must be located within the following delineated area, however, offered properties which front the boundary line streets will be considered. The delineated area is as follows: North: West 10th Street from Minnesota Avenue to South Main Avenue; north to East 9th Street, following East 9th Street until it becomes East River Road to the intersection of East River Road and South 2nd Avenue. East: South 2nd Avenue from the intersection of East River Road and South 2nd Avenue south to the intersection of South 2nd Avenue and South 3rd Avenue; following South 3rd Avenue to its intersection with East 13th Street; following East 13th Street west to South 2nd Avenue; going south from the intersection of South 2nd Avenue and East 13th Street to East 14th Street. South: 14th Street West: From the intersection of West 14th Street and South Dakota Avenue, following South Dakota Avenue north to West 13th Street; following West 13th Street west to Minnesota Avenue; going north on Minnesota Avenue from West 13th Street to West 10th Street.
