Description
U.S. GOVERNMENT IS COMPETING EXISTING LEASED LOCATION The United States Government is conducting a competition for 20,003 rentable square feet of office and related space and will relocate if a consideration of the economics involved and other factors are supportive. The ANSI/BOMA Office Area Square Footage must yield a minimum of 17,394 square feet of contiguous office and related space with 70 general surface parking spaces and 12 reserved secured parking spaces in the City of San Marcos, California for use by the Internal Revenue Service for personnel, furnishings, and equipment. First floor building space will not be considered acceptable. The cost of relocation including the replacement of furniture, telecommunications, tenant improvements, and above standard alterations as well as agency mission and other factors will be considered. The space must be in an office building and section of the city that is professional and prestigious in appearance, well-maintained and modern design and/or tastefully rehabilitated to modern use with access to public transportation. The space must conform to fully meet seismic safety standards and not located in a flood plain. There should be, as determined by the GSA Contracting Officer, adequate public parking, public transportation, eating facilities, and other services such as retail shops, banks, and cleaners in the area. Offers must be submitted by owner(s) or by authorized representatives of the owner(s) only. LEASE TERM: 10 years/5 years firm. OCCUPANCY: Space must be ready for occupancy by June 1, 2007.
