Description
The General Services Administration seeks to lease new space consisting of approximately 3,996 rentable square feet yielding 3,475 ANSI/BOMA usable square feet total of office and related space in Charleston, West Virginia. The space should be for two separate offices located within the same building. The square footage for the first office should be 3,559 rentable square feet yielding 3,095 ANSI/BOMA usable square feet of office and related space. The second office should consist of approximately 437 rentable square feet, yielding approximately 380 ANSI/BOMA usable square feet of office and related space. Space does not have to be contiguous or adjacent. Space must be located within the following delineated area: Within the Central Business District of Charleston, West Virginia. The term of this lease is 10 years, 5 years firm; with all services, supplies, utilities and tenant alterations to be provided as part of the rental consideration. Space must be ready for occupancy on or before October 1, 2007. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. On-site and designated parking is required for 7 vehicles. Expressions of interest should include all of the following: 1. Building name and address. 2. Rentable and usable square feet offered, including floorplate size and floorplan. 3. Method of measurement used to determine rentable square footage. 4. Common Area Factor (load factor) for available space by floor. 5. Flood map Documentation 6.
