Description
REQUIREMENT: The U.S. Government is interested in leasing approximately 4,600 rentable square feet (approximately 4,079 ANSI/BOMA Office Area square feet) of contiguous office space. The space must meet requirements for fire and life safety plus handicapped access in accordance with PL-90-480. Five (5) surface parking spaces are required, along with additional space for visitor parking. Occupancy is required by April 1, 2007. LEASE TERM: Ten (10) Years, Five (5) years firm term. DELINEATED AREA: North/East Brunswick, NJ and vicinity as described by the area below: Northern Boundary: Route 1 (from and including Commerce Boulevard to the Ryders Lane intersection) Southern Boundary: Dunhams Corner (from the intersection of Hardenburg Lane to the Ryders Lane intersection) Eastern Boundary: Ryders Lane (from the intersection of Dunhams Corner to the Route 1 intersection) Western Boundary: Intersection of Route 1 and Adams Lane, to Route 130, north to Washington Place to Hardenburg Lane to Dunhams Corner EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN NOVEMBER 17, 2006 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address, and location of space in the building. 2) Legal description 3) One-eighth inch scale drawing of space offered. 4) ANSI/BOMA defined Office Area Square Feet 5) Rentable Square Feet Offered and Rental Rate per Square Foot. (Specifying services, utilities, electricity, and tenant improvement allowance included) 6) Percentage of Common Area Factor used to Determine the Rentable Square Feet 7) Name, address, telephone number, and email address of individual to be contacted. Submission by anyone other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
