Description
-THIS SOLICITATION NOTICE IS AN UPDATE OF A PREVIOUS SOLICITATION NOTICE #6LA0140 RUN ON JULY 20, 2006. -THIS SOLICITATION NOTICE UPDATES THE LEASE TERM AND SIZE REQUIRMENT OPTIONS. U.S. GOVERNMENT IS INTERESTED IN LEASING SPACE IN SHREVEPORT, LA REQUIREMENT: General Services Administration (GSA) is interested in leasing office space. The Government will consider either one or the other of the Options listed below, but not both, of the following specified properties: Option 1. A facility consisting of approximately 56,000 rentable square feet. Rentable space must yield approximately 49,010 to 51,460 BOMA usable square feet of office and related space. Option 2. A facility consisting of approximately 80,880 rentable square feet. Rentable space must yield approximately 70,330 to 73,846 BOMA usable square feet of office and related space. This facility will be a work site for USDA National Finance Center. LEASE TERM: . Term is for ten (10) years, with five (5) years firm, with the Government having cancellation privileges after the 5th year on 60 days notice. UNIQUE REQUIREMENTS: The USDA National Finance Center provides payroll, administrative payments, and collection information system services to over 130 Federal Agencies. A 100 foot setback for parking and vehicular access from the building is required. Space must have utility connections (electric, telephone, local area network, etc.) adequate to support 750 to 850 workstations depending on the size facility selected, large volume printers, faxes, and other required electronic devices. Daily bulk mail service must be available (US Post Office, FedEx, UPS, etc.). Backup emergency power system to support the entire facility for a minimum of 72 hours must be available. Local and long distance telephone service provider accommodating a minimum of 800 lines are required. Up to 50 analog lines are required. A minimum 600 parking spaces must be reserved for USDA. The space must be capable of being built out and ready for occupancy by 6/1/07 LOCATION: Offered properties must be located within the city limits of Shreveport, LA. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address. For unimproved sites provide specific location. 2) One-eighth inch scale drawing of space offered. For unimproved sites provide site plan and location map. 3) Square footage offered. For unimproved sites provide total available acreage and proposed acreage. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner. AUTHORIZED CONTACTS: In no event shall the offer enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.
