Description
U. S. GOVERNMENT IS SEEKING EXPRESSIONS OF INTEREST FOR LEASED SPACE IN ARLINGTON, TEXAS (SFO 6TX0085) REQUIREMENT: Prospective offers will be considered if through a cost-benefit analysis the Government determines that it is economically advantageous to move. Factors taken into account in the cost-benefit analysis are the proposed rent for a fully-serviced lease and expenses associated with moving, telecommunications, and tenant improvements. US Government is seeking to lease approximately 3,105 rentable square feet yielding approximately 2,700 ANSI BOMA useable square feet of contiguous office space without being split by a public corridor or firewall in Arlington, Texas to be occupied by the Department of Labor including 6 parking spaces. The lease term shall be for 10 years, 5 years firm. The Government is seeking expressions of interest for existing facilities. Space must be contiguous and on one level without being split by a public corridor and have the potential for efficient layout; columns must be at least 28 feet apart center to center and 28 feet from any interior wall and be no more than one foot square; space should not be space should not be U or L shaped or exceed a length to width ratio of 2:3. The following space configurations may not be considered: space with atriums or other areas interrupting contiguous space; extremely long or narrow runs of space; irregularly shaped space configurations or other unusual building features adversely affecting usage. Space shall be located in a professional office setting. The Government requires a fully serviced lease. Subleases will not be considered. LOCATION/DELINEATED AREA: Offered properties must be located within the following delineated area: NORTH: Green Oaks Blvd. SOUTH: Randol Mill Road EAST: Hwy 360 WEST: Green Oaks Blvd. / Randol Mill Road OCCUPANCY: Space shall be ready for occupancy no later than March 1, 2007. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1. Building name and address 2. Name, address, and telephone number of individual to be contacted 3. Name, address, and phone number of property owner if different from Item 2 above. 4. Rentable and occupiable square footage offered. 5. Rate per rentable square foot. 6. One-eighth inch scale drawing of space offered along with Common Area Factor for available space by floor. 7. Rentable square foot rate for as is space and any standard TI?s offered. 8. If you are not the owner, evidence of authority to represent the owner must be submitted. AUTHORIZED CONTACTS: In no event shall the offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.
