- 3 Dorm Buildings - ALL with the same Problems The rooftop unit (RTU) HVAC systems are not oeprating as designed due to faulty controls and the room air flows being out of balance. All 32 RTU heating and cooling units should be checked to verify that they are operating as designed. Inspect RTU air filters and replace those that are dirty. The RTU controls should be modified and adjusted so that the units run continuosly and the compressor and condenser fans cycle, as required, to maintain room temperatures when room are occupied. Test and balance all RTU and exhaust fan air flows (estimated 250 diffusers, return registers and exhaust registers) so that RTU's and EF's as designed. (3 Buildings - Dorms)
