Description
** THIS IS A RE-ADVERTISEMENT. ALL POTENTIAL OFFERORS MUST RESPOND TO THIS ADVERTISMENT EVEN IF THEY HAVE RESPONDED TO PREVIOUS ADVERTISEMENTS.** The United States Government seeks to lease office, flex, storage and other space consisting of approximately 34,176 rentable sq. ft space on ten acres of land in the area within the following city/town boundaries: 1. Duluth 2. Hermantown 3. Proctor The offered land shall be configured as close to a square as possible. The offered site will be able to be fully utilized for buildings and other improvements. It shall not contain any drainage areas, water or ponds. A site plan must be submitted detailing the ten-acre site and access to the site. The site must be properly zoned for the use. The site plan must show the location of public water and sewer service, electric, telephone and natural gas utilities in relation to the site and the distances to each utility. The space should yield 29,718 of BOMA usable sq. ft. on one floor. Parking is required for 25 vehicles in an attached indoor garage structure, 50 employee outdoor spaces, and a separate area with 5 visitor spaces. A 5000 square foot cold storage space, which, may be detached from the main building, is also required. The property must allow a minimum buffer zone of 100 feet between buildings and adjacent property or right-of-ways. The site must allow for helicopter take-offs and landings. The proposed lease is for 20 years, 15 years firm, and should be fully serviced. Space must be ready for occupancy no later than Winter 2008. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. In addition, the land area of the site shall be fenced or walled at least eight feet high along adjacent properties. A helicopter-landing pad will be required along with other site work.
