Description
The U.S. Government is seeking to lease approximately 18,000 Rentable Square Feet to yield a minimum of 13,600 ANSI/BOMA Usable Square Feet (USF) of contiguous office and related space, plus 2,400 ANSI/BOMA area of warehouse space for the Gifford Pinchot National Forest Headquarters. Delineated Area: Within Clark County, Washington as follows: North of the Columbia River; South of State Route 501; following in a parallel direction along the I-5 and/or I-205 corridors; no more than two (2) miles from any highway interchange. The facility or site must have direct and convenient access for the visiting public with the capability of accommodating full-size semi-tractor and trailer vehicles. Sites must not be located within the 100-year base floodplain. Locations in a strip mall and/or shopping mall are unacceptable. A total of one hundred twenty-two (122) parking spaces on site is required: twenty (20) secured spots; twenty (20) reserved spaces; two (2) reserved pull-through spaces for recreational vehicles and/or vehicles with trailers; and an additional eighty (80) spaces for employee parking. All parking must be provided at no additional cost to the Government. Lease term will be ten (10) years firm with two (2) five (5) year renewal options. Occupancy is desired by December 31, 2007. This notice is intended to incite interest and develop a short list of viable bidders and to identify potential leased space similar to current leased space that meets Federal regulations for energy conservation, security, environmental protection, seismic safety, and ADA compliance. Those prospective bidders that meet the basic lease requirements, as outlined above, will receive an official solicitation for offers. To submit a location for inspection, please forward information by 5:00 PM EDT, Friday, October 13, 2006. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Expressions of interest should include building (or site) name and address, location of space in the building, rentable square feet offered and rentable rate per squaer foot (specifying services and utilities included), ANSI/BOMA defined usable square feet, percentage of common area factor used to determine the rentable square feet, and contact information for owner or authorized agent.
