Description
UNITED STATES GOVERNMENT Seeks Leased Office Space in the Metro Detroit Michigan Area The United States Government desires to lease modern quality office space consisting of approximately 6,545 rentable square feet in the Metro Detroit, Michigan area. The desired delineated area: NORTH: From Halstead Road to 10 Mile Road east to Telegraph Road north to 12 Mile Road east to Highway 39 (Southfield Road); EAST: South on Highway 39 (Southfield Road) to Highway 153 (Ford Road) east to US-12 (Michigan Avenue) west to Highway 39 (Southfield Road) south; SOUTH: South on Highway 39 (Southfield Road) to I-94 west to Beech Daly Road south to Eureka Road west; WEST: West on Eureka Road to I-275 north to US-12 (Michigan Avenue) east to Newburgh Road north to Halstead Road north The space must yield between 5,691 to 6,260 BOMA usable square feet including not less than five (5) on-site, twenty-four hour reserved, secured parking spaces. The space must be fully serviced including all utilities, janitorial and snow removal services. If the proposed space is in a multi-storied building, the space can not be located on the first or top floor. The proposed lease is for a ten (10) year term, five (5) years firm. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Access to public transportation is desirable and on-site visitor parking needs must be available. Space should be located near a variety of inexpensive to moderately priced fast food and/or eat-in restaurants, and other amenities such as shops, dry cleaners, banks, etc. The General Services Administration is using a tenant broker to represent the government in lease negotiations for this transaction. Offerors, including brokers or agents, may represent a prospective landlord, but any properties or proposals submitted by the Offeror must be accompanied by written evidence that they are authorized to represent the building's ownership. All Offerors who have previously submitted interest need not respond. Interested parties may submit pertinent information in writing by October 11, 2006 and should include the following: 1) Building name and address. 2) Location of space in the building. 3) Rentable Square Feet offered. 4) Rental Rate per Square Foot. Delineate all of the services, utilities and expenses both included and excluded from the Rental Rate, with their associated costs. If unknown, please estimate. 5) Tenant improvement allowance. 6) Percentage Common Area Factor used to determine the Rentable Square Feet offered. 7) Scaled floorplans of the offered space. 8) Name, address, telephone number, and email address of individual to be contacted.
