Description
The U.S. General Services Administration (GSA) is interested in leasing approximately 2,300 rentable sq.ft. of office space to yield 2,000 ANSI/BOMA Office Area square feet of space. Occupancy is required by June 15, 2007 or earlier, if feasible. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Lease term: 10 years, 5 years firm. Space must be located in the following delineated area: North: SR20 and SR285 (Niceville); East: Ready Ave. (Mary Ester); South; US 98; and West: Eglin AFB. Unique Requirements: Space offered must be contiguous on the same floor and have potential for efficient layout, e.g. column spacing of at least 25 feet; no atriums or other areas interrupting contiguous space; no extremely long narrow runs of space; no irregular space configurations or other unusual building features adversely affecting usage. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. At least 15 surfaced parking spaces are required either on-site or commercially available within 2 blocks of the offered space. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. New construction will be considered and the site must meet 20? setback requirements.
