Description
REQUIREMENT: General Services Administration is seeking to lease 43,347 rentable square feet/ 34,678 usable square feet of office and related space, with 369 open surface parking spaces. Lease term is for 10 years, five years firm. Proposed space should be acceptable as-is or with minimal alterations and capable of supporting an extensive IT infrastructure. UNIQUE REQUIREMENTS: 1) 369 on-site open surface parking spaces. See number 2 for number of parking spaces needed per block of space. 2) First consideration will be given to contiguous space in order for agencies to share resources such as conference rooms, etc. If contiguous space is not available, the Government will consider space on multiple floors. Blocks of space to be provided are: Block A- 10,298 RSF /8,238 USF with 61 open surface parking spaces; Block B-10,513 RSF / 8,410 USF with 137 opens surface parking spaces; Block C- 22,538 RSF /18,030 USF with 225 open parking spaces. 3) Block -A shall be available for occupancy by July 1, 2006. Blocks B and C shall be available for Government occupancy by Sept. 1, 2006. 4) Proposed building must have T-3 access. 5) Proposed building must have an environment conducive to learning and also project a professional image. 6) A first right of refusal for up to 20% of the proposed USF shall be available for future expansion needs, at no additional cost to the Government. 7) Proposed building must be within 1-5 blocks of a deli /grill and moderately priced restaurants which can deliver box lunches and be within a 3 mile radius of moderately priced hotels. LOCATION/DELINEATED AREA: Space shall be within no more than 3 miles from UNM Lobo Stadium at University and Avenida Cesar Chavez S/E, Albuquerque, NM. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Offering entity’s name, address, telephone and fax numbers 2) Evidence of authority to represent the owner. 3) A copy of the site plan to be offered AUTHORIZED CONTACTS: In no event shall the offer enter into negotiations concerning the space to be leased with representatives of Federal Agencies other than the officers and employees of General Services Administration.
