Description
REQUIREMENT: The United States Government seeks to lease approximately 4,040 Rentable Square Feet of space to yield between 3,504 and 4,040 Usable Square Feet (USF) of space. Site must be located outside the 100-year flood plain. Space must be contiguous and located on the second (2nd) floor or above. For proposals of new construction, a 50-foot stand-off distance shall be provided from the property line to the fa?ade of the building. For proposals of space in existing buildings, a 20-foot stand-off distance shall be provided from the property line to the fa?ade of the building. The location must be accessible to major highway arteries. In addition, the space shall be located in surroundings conducive to a professional business area. The location must not be in the immediate vicinity of any potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc. DELINEATED AREA: The space will be located within the following delineated area: North: Grand Traverse Bay East: Garfield Avenue South: Eighth Street West: Division Street REQUIRED: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. Four (4) on-site, covered parking spaces are required, with the ability to provide an additional two (2) parking spaces over the lease term. Public transportation and parking must be available within three (3) blocks of the building. Facilities that provide underground parking should have access controlled parking restricted to building tenants only. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years.
