- REQUIREMENT: The United States Government seeks to lease approximately 18,000 Rentable Square Feet (RSF) of space to yield 15,600 Useable Square Feet (USF) of contiguous office space. Said space shall be in a secure building and meet applicable federal, state and local codes and have the potential for efficient layout. Space must be available for lease no later than August 1, 2007. DELINEATED AREA: The space will be located within the following delineated area boundaries: North ? Adams Ave; West ? 3rd Street; South ? Jefferson Avenue; East ? Brush Street. REQUIRED: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The Government shall have access to the space 24 hours per day, 7 days per week. Twelve (12) structured parking spaces with adequate employee and visitor spaces available within a one block area. The building must be near inexpensive and moderately priced fast food and/or eat-in restaurants that are within walking distance. Other employee services such as retail shops, and public transportation shall be located within three (3) blocks. The offered space must meet Government requirements for security, fire safety and handicapped accessibility. LEASE TERM: Term is for 10 years, 5 years firm. EXPRESSIONS OF INTEREST: If you desire to submit a location for inspection, please forward information by 5:00 pm EDT, August 31, 2006. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), ANSI/BOMA defined usable square feet, and contact information for owner or authorized agent. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership.
