Description
U.S. GOVERNMENT HAS A CONTINUING REQUIREMENT TO LEASE APPROX. 1,550 RSF (YIELDING A MINIMUM OF 1,376 ANSI/BOMA OASF) OF OFFICE AND RELATED SPACE IN ORLANDO, FLORIDA The U.S. Government currently leases 1,376 USF of space at 3452 Lake Lynda Drive, Orlando, FL under a soon to expire lease. The General Services Administration (GSA) plans to negotiate a succeeding lease for 1,376 USF based on economic, mission, and other factors. The Government will relocate only if consideration of economic and other factors are supported, including all relocation and tenant improvement costs. Property offered must be within the following delineated area of Orlando, Florida: West: Semoran Boulevard North: Aloma Avenue to Red Bug Lake Road East: Alafaya Street South: Colonial Boulevard (State Highway 50) All services, supplies, and utilities are to be included as part of the rental consideration. Housing the requirement on one contiguous floor is preferable, but space on more than one floor is acceptable. Offered space must meet Government requirements for Fire and Life Safety and Handicapped Accessibility. A new construction site will require a 20-foot setback from the building to the curb or other boundary. Space must be ready for occupancy on or before November 1, 2006. Lease term is ten (10) years, five (5) years firm. Any properties or proposals submitted by brokers/agent must be accompanied by written evidence that they are authorized to represent the building?s ownership. Sub-leases are not acceptable. Expressions of interest should include building name and address, location of space in the building, and rentable square feet offered. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, Trammell Crow Company.
