The space must yield 66,000 ANSI/BOMA Office Area square feet. All space must be contiguous with a minimum rentable floor plate size of 25,000 square feet and a minimum column spacing of 30 feet on center in any direction. Space must have the potential for an efficient design layout. The proposed lease is for a ten (10) year firm term. Space must be ready for occupancy no later than 180 days after Lessors receipt of approved layout drawings from the Government. The offered space must meet Government requirements for Fire Safety, Handicapped Accessibility and Special Security Requirements. Delineated Area: Space offered must be located in the following delineated area in Herndon, Virginia; beginning at the intersection of Reston Parkway and Baron Cameron Avenue (the northeast corner of the area), west on Baron Cameron Avenue until it becomes Elden Street, then continuing west on Elden Street, the southwest on Elden Street to the Dulles Tollway, then west on the Dulles Tollway to Sully Road, then south on Sully Road to Frying Pan Road, then east on Frying Pan Road to Monroe Street, then north on Monroe Street to Sunrise Valley Drive, then east on Sunrise Valley Drive to Reston Parkway, then north to the point of beginning Reston Parkway and Baron Cameron Avenue. Only properties that are contained within these boundaries or which front directly on them and are capable of meeting the above criteria will be considered for this procurement.
