Description
REQUIREMENT: The United States Government seeks to lease approximately 31,740 Rentable Square Feet (RSF) of space to yield between 27,600 and 31,740 Useable Square Feet (USF) of Class A high-quality office space, with expansion capability, in Indianapolis, Indiana. Said space shall be in a secure building and meet applicable federal, state and local codes and have the potential for efficient layout. Space must be available for occupancy no later than December 2006. DELINEATED AREA: The space will be located within the following delineated area boundaries: North ? W. 71st Street; West ? Lafayette Road; South ? W. 62nd Street; East ? Zionsville Road. REQUIRED: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The Government shall have access to the space 24 hours per day, 7 days per week. Surface parking for 100 employees must be available on-site. Additional short-term parking must be available on-site for visitors and handicapped visitors. The Government prefers for the building to be near inexpensive and moderately priced fast food and/or eat-in restaurants as well as other employee services such as retail shops, cleaners, and banks. The offered space must meet Government requirements for security, fire safety and handicapped accessibility. LEASE TERM: Term is for 13 years and 7 months, 10 years firm. EXPRESSIONS OF INTEREST: If you desire to submit a location for inspection, please forward information by 5:00 pm EDT, July 21, 2006. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), ANSI/BOMA defined usable square feet, and contact information for owner or authorized agent. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership.
