Description
The advertisement is being modified to reflect a revised delineated area. Space must be situated specifically within an area delineated by the following boundaries: To the North: Canada. To the South: Along Rte 3 in NH; as far south as the Colebrook/Columbia town line; Along Rte 102 in VT; as far south as the junction with Rte 26 near Colebrook. To the West: Along VT Rte 114, up to 8 miles west. To the East: Along Rte 3 in NH; as far north/east as the junction with West Rd in Clarksville, NH. REQUIREMENT: The U.S. Government is seeking to lease approximately 13,501 rentable square feet yielding at least 11,774 ANSI/BOMA area square feet of contiguous office and related space (not separated by public corridors) in Beecher Falls, Vermont. Lease term is twenty (20) years, ten (10) years firm. Ten (10) acres of property are required for facility development, expansion capability, and operational requirements for a Border Patrol Station. Allow at least 20% additional area for expansion. Ideally, station should be designed as a single-story structure. Design site to minimize observation from any surrounding high elevations. Facility must have a minimum buffer zone of 20 feet and preferably 50 feet between buildings and adjacent property or right-of-ways. Enclosed garage space for Government vehicles should be provided. Twelve (12) secured, reserved parking spaces are required in the garage. Parking for employees should be separated from public access and screened from views off site. The staff parking can be in the same restricted zone as government vehicles. Separate public parking must be provided with direct access from the main site entrance and the public entrance to the main Station building. This parking area should be visible from the main site entrance. A 1,200 usable square foot sallyport for vehicular access into the building is required. The sallyport must have direct protected access and screened from views off site. The agency will consider new construction as well as existing locations that meet the minimum requirements of this solicitation. Space must meet the Federal Government's standards for fire safety and handicapped accessibility, and be located outside a 100-year floodplain. Secure office space and facilities in an office building, fully serviced and altered to Government specifications are required, to include ample windows to provide natural lighting and both public and separate employee rest rooms (located in the non-public area of the office). All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space should be ready for occupancy on or before July 1, 2007. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. If you desire to submit a location for inspection, please forward information by 5:00 PM EDT, July 26, 2006. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), ANSI/BOMA defined usable square feet, percentage of common area factor used to determine the rentable square feet, and contact information for owner or authorized agent. An efficient floor plate is essential. If available, please include a 1/8" scale drawing of space offered or floor plans and elevations with your expression of interest.
