Description
U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 46,000 RSF (YIELDING AT LEAST 40,042 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE SPACE. SPACE MUST BE LOCATED IN A ?CLASS A? COMMERCIAL OFFICE DISTRICT OR IN A ?CLASS A? OFFICE, RESEARCH, TECHNOLOGY, OR BUSINESS PARK THAT IS MODERN IN DESIGN WITH A CAMPUS LIKE ATMOSPHERE, OR ON AN ATTRACTIVELY LANDSCAPED SITE. A MINIMUM OF 20,000 RSF MUST BE ON THE GROUND LEVEL OF THE BUILDING. OFFER MUST INCLUDE TWELVE (12) SECURE, RESTRICTED PARKING SPACES WITHIN A SPECIFIC DELINEATED GEOGRAPHIC AREA DESCRIBED BELOW. PARKING SPACES MUST BE A MINIMUM OF 10? BY 20? IN SIZE. Existing buildings and Build-to-Suit opportunities will both be considered. In either case, the building setbacks from the street, property line, or other public access areas, including visitor parking, must be a minimum of 20 feet on all sides. Where physical constraints exists that prevent the ability to achieve a 20 feet setback, physical barriers such as a decorative fence (e.g. wrought iron, brick wall, planters, etc.) can be utilized to secure the perimeter of the building and/or site. In all cases, the space must meet requirements for fire-safety plus handicapped access in accordance with PL-90-480. Site must not be within 500 feet as measured from the proposed building's public entrance to any adjacent religious institution, school building (public or private), childcare facility, retirement or nursing homes. Anticipated occupancy will be August 1, 2007 (in a build-to-suit scenario, an extension to the occupancy date will be considered). LEASE TERM: FOURTEEN (14) Years, TEN (10) years firm term. DELINEATED AREA: CENTRAL BUSINESS DISTRICT OF DETROIT, MI as described below: North Boundary: Davison W South Boundary: Detroit River East Boundary: Conner Street West Boundary: Grand River Avenue/I-96/I-75 EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN JULY 17, 2006 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address, and location of space in the building. 2) Legal description 3) One-eighth inch scale drawing of space offered. 4) ANSI/BOMA defined Office Area Square Feet 5) Rentable Square Feet Offered and Rental Rate per Square Foot. (Specifying services, utilities, and tenant improvement allowance included) 6) Percentage of Common Area Factor used to Determine the Rentable Square Feet 7) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
