- OFFICE SPACE WANTED ? This is a readvertisement of notice issued in June 2005. U.S. Department of Agriculture, Forest Service is seeking to lease approximately 25,000 ? 27,000 gross square feet for the Wallowa-Whitman National Forest in Baker City, Baker County, Oregon, and within the following delineated area: Offered properties must be located: within the Baker City Urban Growth Boundary, along or adjacent to a major highway or arterial street, including: Hughes Lane, Hwy 7 and 30. Requirements: highway or arterial frontage; very good visibility for driving public; safe/convenient access for RV?s, horse trailering rigs, and other large vehicles; super-adequate sight distance, left turn and accel lanes; adequate water and sewer service available; and be appropriately zoned for the proposed use. Sites within the 25-100-year base flood elevations (Zone A), or in a strip or shopping mall location are not acceptable. Total site acreage, and parking spaces ? 2- 3 acres; 175 parking spaces (25 visitors & 150 employee vehicles). Lease will be a 10 year firm term, with two 5 year renewal options, priced at the local competitive market rate for comparable leased space. Occupancy desired by June 1, 2009. This notice is intended to stimulate interest and develop a short list of serious, viable bidders; and, to identify potential leased space similar to current leased space that meets Federal Regulations for energy conservation, security, environmental protection, and ADA requirements. Those potential bidders that meet our basic lease requirements as outlined above will receive an official solicitation for offers in the near future. Parties responding to the previous notice will be considered and do not need to respond to this notice. Updated/changed information should be submitted. Reference SFO No. R6-06-002. Those interested should submit with post mark no later than September 1, 2006 a proposal letter of 2-6, 8 1/2 x 11 pages, Times New Roman 12 font, with digital site photos, that describe the proposed or available office/warehouse space (i.e., gross square feet, one or two story, new construction or existing/age), location, general site layout/acres, parking, access, visibility, site improvements, zoning, adjacent & current land use, and location/type of other office/warehouse space in which you have been a developer, and/or been a principle investor/owner in the last 20 years. If you need a tour of the current office space please mention same in your proposal letter.
