Description
U.S. GOVERNMENT WANTS TO LEASE SPACE IN GLASGOW, MONTANA (SFO#5MT0018) REQUIREMENT: General Services Administration (GSA) is interested in leasing office space consisting of approximately 2,272 ? 2,386 usable square feet of either build-to-suit or existing space. Rentable space must yield approximately 2,613 ? 2,744 BOMA square feet of office and related space. The space will be occupied by the Social Security Administration. LEASE TERM: 15 years; 10 years firm term. UNIQUE REQUIREMENTS: The Government requires a fully serviced lease. Office space must be contiguous and on one level without being split by a public corridor. First floor space is preferred. If upper level space is considered, elevator service shall consist of a minimum of two accessible elevators which serve the floor proposed for SSA. Space must have the potential for efficient layout; columns must be at least 20 ft. apart center to center and 20 feet from any interior wall and be no more than two foot square; space should not exceed a length to width ratio of 2:1. Space will require a suspended ceiling of 8 ? to 9 ? feet in height. Space requiring ramps inside the office will not be considered. The following space configurations will not be considered: space with atriums or other areas interrupting contiguous space; extremely long or narrow runs of space; irregularly shaped space configurations or other unusual building features adversely affecting usage. Space shall be located in a professional office setting and not within close proximity to residential areas, railroad tracks, busy intersections or one-way access roads. Space shall not be located within a base flood plain or wetland unless the Government has determined it to be the only practicable alternative. Space should not be located near cleaners, beauty salons, bingo parlors, establishments where alcoholic beverages are sold or served, or where there are tenants related to drug treatment or detention facilities. Space will not be considered where apartment space or other living quarters are located within the building. For unimproved sites, the land should be of adequate size to accommodate employee and visitor parking and required setbacks. On-site parking will be required for 2 reserved parking spaces for SSA employees, 1 public handicapped parking space (or as required by code), and 7 additional spaces for employees and visitors, for a total of 10 spaces based on a ratio of 4 spaces for every 1,000 rentable square feet of Government lease space. Normal hours of operation for the agency are Monday through Friday 7:00 a.m. to 5:30 p.m. (excluding Saturdays, Sundays and federal holidays). LOCATION: Offered properties must be located in an area bounded by the city limits of Glasgow, Montana. Offered properties which front the boundary line streets will be considered to be within the area of consideration. Sites which are located directly on a highway or thoroughfare shall not be considered in the following instances: (1) if the two directions of traffic are separated by a physical barrier or traffic indicator which does not permit access from either direction within a block; (2) if the location access is directly from a highway, unless there is a traffic control device within two blocks or equivalent from the proposed office space. Space offered shall be within the equivalent of two city blocks from a primary or secondary street serving the office. Locations must be as convenient to the visiting public as possible. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address. For unimproved sites provide specific location. 2) One-eighth inch scale drawing of space offered. For unimproved sites provide site plan and location map. 3) Square footage offered. For unimproved sites provide total available acreage and proposed acreage. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner. AUTHORIZED CONTACTS: In no event shall the offer enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.
