- U.S. Government Seeks Expression of Interest For Land REQUIREMENT: The General Services Administration (GSA) seeks expression of interest from owners and authorized agents in obtaining an-assignable, no cost option to purchase property or donation of a site containing a minimum of 8 acres to accommodate a new build to suit facility for a Department of Justice client, meeting all security set backs and potential for future growth. LOCATION: The site must be located within an office development or appropriate commercial setting with supporting amenities, and cannot be located within a 100 year floodplain. The site must be located within the following delineated area, which is two fold: - C-470 to the south; I-225 to the east; I-70 to the north; C-470/I-70 to the west; however, please note that the site must also remain within the City and County of Denver proper. Note: The site offered must have egress/access via two separate roadways, while maintaining security requirements. PROPOSALS: Site proposals must include the following information: location map, address, aerial photos (if available), site plan identifying existing structures (if any), legal description, prominent features, and land cost, if appropriate. Owners may submit their proposals directly. Proposals submitted by agents must be accompanied by documentary evidence of the agent?s authority to make such offers. The Government will make every effort to expedite the site selection. This advertisement is not a basis for negotiation, and the right is hereby reserved as the interest of the Government may require rejection of any or all offers and may give consideration to sites other than those offered in response to this advertisement. Upon selection of the site, GSA will conduct a two-phase procurement for the design/build/lease of an approximate 180,000 rentable square foot facility and must yield a minimum of 167,000 usable square feet. In Phase I, interested development teams will be required to submit experience and past performance information; in Phase II, GSA will limit the number of the most highly qualified offerors that will be invited to submit design and price proposals.
