Description
The United States Government seeks to lease office space consisting of approximately 5,290 rentable sq. ft in Concord, New Hampshire within a 10 minute walk of the Rudman Federal Court House located at the corner of Pleasant and Green Streets. The space should yield between 4,600 to 4,830 ANSI/ BOMA usable sq. ft. The space must be contiguous and not separated by public corridors. On-site parking is required for eight (8) vehicles. Additional free or metered public parking must be provided within one block. The building must be located close to bus station and major highways. The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. Space must be ready for occupancy no later than October 17, 2006. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. The Government does not occupy property located in a Flood Plain. Please submit proof/certification that property is not located in a Flood Plain. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building?s ownership. Expressions of interest should include all of the following: 1. Building name and address., 2. Rentable square feet and rate per rentable square foot, 3. Method of measurement used to determine rentable square feet, 4. Common Area Factor (s) for available space by floor if applicable.
