Description
United States GovernmentSeeks Sources for Leased Office and Related Space Requirement: United States Government is seeking to lease office and related space consisting of approximately 19.090 /rentable square feet. The rentable space shall yield a minimum of 16,600 ANSI/BOMA Office Area (previously Usable) available for use by tenant for personnel, furnishings, and equipment within Tallahassee, Florida, and as further delineated below. Buildings offered must be in a Class A, modern, state-of-the-art professional office building, fully operational mechanical and electrical installations, and capable of meeting the minimum Federal Fire Safety and Handicap requirements. Proposed property should be located in a professional office type environment with comparable security available surrounding the property offered by other compatible properties in this rental market. The Government reserves the right to determine acceptability of the offered property as to the building?s structural integrity; the highest safety, energy efficient installations; aesthetic appearance, the security installations, the security of its surrounding areas, accessibility of the property to major highways and roads, the availability of public transportation, and its location within Tallahassee, Florida. Unique Requirements: The building must meet a 50 ft setback requirement for new construction. Ground floor space will be acceptable. If offering an existing building with less than a 50 ft setback then space offered must be located on the 2nd floor or higher. Secured fenced parking will be required for 20 vehicles, with the ability to provide an additional 10 secured vehicle spaces over the lease term. Visitor parking will be required. A Multi-tenant building will be considered based upon the review and acceptance of the existing tenants. Property cannot be within 1,000 SF of residential areas, daycare centers, schools, churches, etc. Property must provide 2 means of ingress/egress. Proposed buildings or sites should not be located in a 100-year flood plain. Location: Offered properties must be located within the delineated area as follows: The Entire County of Leon. Occupancy Date: Space must be ready for occupancy and delivered to the Government no later than January 1, 2008. Lease term: The lease term will be for fifteen (15) years, ten years firm. The Government has termination rights of the lease at any time after the tenth (10th) year. Expressions of interest should include the following: 1) Building or Site name and address 2) BOMA/ANSI square feet & rentable annual basic rental rate per square foot 3) Site map or floor plan 4) Flood Plain Check 5) Brokers and Agents must provide authorization to represent owner and submit property.
