Description
Contracting Officer Address General Services Administration, Public Buildings Service (PBS), NB Contractor - The Staubach Company, 8484 Westpark Drive, Suite 150, McLean, VA 22102 Description The United States Government seeks to lease office and related space consisting of approximately 76,475 rentable sq. ft in Englewood, CO. The space should yield 66,500 ANSI/BOMA Office Usable Square Feet. If a multi tenant space is offered, this lease location must be on a second floor or higher, special security considerations for collocated tenants and nearby residential areas, daycare centers, and schools will be included in the Solicitation for Offers issued to interested parties. The proposed lease is for 15 years firm, and should be fully serviced. Space must be ready for occupancy no later than October 7, 2007. The offered space must meet Government requirements for Fire Safety, Handicapped Accessibility, and Special Security requirements. The offered building must meet 50 foot setback requirements protected by an 8 foot high anti-climb fence from any public vehicle or personnel access. Secured parking is required for 160 vehicles and parking is to include an additional 10 non-secure visitor spaces (total 170 spaces). There is a preference for garage parking; if outside parking is proposed it must be secured by a 10 foot anti-climb fence. The offered space must have a drive in bay section, which may be part of a parking garage, with 14 foot clearance for access by equipment vans with two 14 foot high by 14 foot wide roll up steel doors designed for high frequency use. Delineated Area: The space will be located within the following delineated area and these boundaries: North Boundary: East Orchard Road to South Broadway West Boundary: South Broadway to West County Line Rd, then west on W. County Line Road to South Santa Fe. South Boundary: Highlands Ranch Parkway to S. University Blvd. to Lincoln Ave. to S. Jordan Road East Boundary: South Jordan Road Lease Term: Fifteen (15) years firm term Owners/Agents: If a party other than the owner is representing a property, a copy of the exclusive listing agreement with sufficient documentation that it is still in effect, or a letter from the owner acknowledging current representation, MUST be submitted to the address below.
