Description
DEPARTMENT OF VETERANS AFFAIRS (VA) DESIRES TO ACQUIRE SPACE FOR A LEASED OUTPATIENT CLINIC. The VA desires to lease space, provided by new construction only, to accommodate a 65,465 net usable square foot outpatient clinic, and be within a delineated area of North San Diego County, California. VA will also consider acceptance of donated space. The space must be in a two-story building of contiguous space and built to VA specifications. It must be zoned for the intended use, provide on-site parking for a minimum of 393 vehicles or meet local code, whichever is greater. Properties must meet appropriate setbacks, landscaping requirements, and energy efficiency standards. Site size is estimated between 8 and 12 acres. A lease for up to 20 years will be considered. To be considered, the site must be within or bounded by the delineated area as follows: South: 1/2 Mile South of Palomar Airport Road / San Marcos Boulevard East: San Marcos Blvd. intersecting with Mission Road North: 1/2 Mile North of Mission Road / South Santa Fe to intersection with Oceanside Boulevard, then 1 Mile North of Oceanside Boulevard to Interstate Highway 5 West: Interstate Highway 5 Offerors must provide evidence that offered properties are outside the 100-year flood plain and contain no wetlands. Brokers or legal representatives submitting property must show written acknowledgement and permission to represent the property. Property owners and developers must provide written proof of ownership or control of property at the time of submission of initial bids. A market survey of offered properties will be conducted by VA staff and broker consultant.
