Description
U.S. GOVERNMENT WANTS TO LEASE SPACE IN LAS CRUCES, NM (6NM0031) REQUIREMENT: General Services Administration is interested in leasing 20,815 rentable square feet of either build-to-suit or existing office and related space, which will yield a minimum of 18,100 ANSI/BOMA occupiable square feet. LEASE TERM: 15 years, 15 years firm term. UNIQUE REQUIREMENTS: Space offered must be contiguous and have potential for an efficient layout. For mutli-level buildings, space must be located on the second floor or higher. Space shall be located in a professional office setting and not within close proximity to residential areas, daycare centers, and schools. Additionally, space shall not be located in the same building as Federal, State or local government agencies providing probation or parole services, halfway houses, drug abuse counseling/rehabilitation programs, and similar social service and welfare programs, and private law firms representing drug offenders. The Government requires a fully serviced lease including 65 total parking spaces including 55 onsite secured parking spaces and 10 spaces for visitors. Structured parking requires minimum 14? clearance, outside parking requires an 8? security fence. The building shall include one loading dock within the secured parking area. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. The Government shall have the right to mount antennas on the roof of the building and shall have the right to install a 40? antenna on the site. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. New construction requires a minimum 50? setback from the building and vehicular traffic. Subleases will not be considered. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. The offered space must meet Government requirements for Fire and Life Safety and Handicapped Accessibility. . LOCATION: Offered properties must be located in an area bounded by the streets shown below. Offered properties which front the boundary line streets will be considered to be within the area of consideration. NORTH: North Main Street EAST: North Roadrunner Parkway SOUTH: Lohman Avenue to the Foothills Road WEST: Highway 70/North Main Street EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address. 2) One-eighth inch scale drawing of space offered. 3) Square footage offered. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner. AUTHORIZED CONTACTS: In no event shall the offer enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.
