Description
Contracting Office Address General Services Administration, Public Buildings Service (PBS), NB Contractor - The Staubach Company, 8484 Westpark Drive, Suite 150, McLean, VA, 22102 Description Requirement: The General Services Administration is seeking to lease prestigious ground floor contiguous office space consisting of a minimum of 10,684 rentable square feet and a maximum of 11,752 rentable square feet. Rentable space must yield a minimum of 9,290 ANSI/BOMA Office Area square feet and a maximum of 10,219 ANSI/BOMA Office Area square feet. Support columns in the open office area shall be no closer than 20 feet, center to center, or from wall and no more than two feet square. Fifty-six (56) parking on-site parking spaces must be available and with one space designated for official use. Restricted or metered parking of one hour or less does not meet the parking requirement. Public transportation must be available within two blocks of the space. Both existing space and new construction will be considered. The space must be fully serviced and altered to meet the Federal Government's requirements for fire and life safety and handicap accessibility as well as specific build out of tenant spaces to the Government's specifications. A setback of 20 feet from any public roadway or vehicle access is required when new construction is proposed. The setback distance is from any motorized vehicle access to the building. Delineated Area: The Amarillo Central Business District and North: I-14 East: I-27 (Canyon Highway) South: Hillside West: Soncy Location: Inside or outside the Central Business District. Sites which are located directly on a highway or 6-lane thoroughfare shall not be considered in the following instances: (1) if the two directions of traffic are separated by a physical barrier or traffic indicator which does not permit access from either direction within a block; (2) if the location access is directly from a highway, unless there is a traffic control device within two blocks or equivalent from the proposed office space. Locations must be as convenient to the visiting public as possible. Occupancy: Space must be ready for occupancy no later than May 25, 2007. Lease Term: The rental term shall be for fifteen (15) years, ten (10) years firm. Owners, brokers or agents may offer space or sites for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building or property offered.
