- Description
- The United States Government currently occupies approximately 40,222 rentable square feet of office and related space under a lease at the building located 111 Massachusetts Avenue, NW, Washington DC. This lease, which expires, January 31, 2009 houses the Department of Homeland Security, United States Citizenship and Immigration Services (USCIS). The Government has a requirement to expand the housing needs of this function by approximately 24, 000 rentable square feet of office and related space for an additional 9 years. The new total rentable space must yield a minimum of approximately 55,900 ANSI/BOMA Office Area. The delineated area is three (3) walkable blocks of 111 Mass., Ave., NW, Washington, DC, within an area bounded by New Your Avenue, NW, on the North; North Capitol Street, NE, on the East; D Street, NW, on the South; and 6th Street, NW, on the West. The Government is considering whether to remain in its existing lease space or relocate to alternative space. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government?s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, non-productive agency downtime, rent payments on vacant space under the existing lease or cost of buyout, etc.
