Description
The United States Government (?Government?) is seeking expressions of interest from potential sources for office space in Dayton, OH. Occupancy is required by September 1, 2006. The Government is interested in leasing approximately 1,680 rentable square feet of Class A office space in Dayton, OH for use by the Government. The area of consideration/delineated area is North-Huber Heights; South-Kettering; East-Wright Patterson Air Force Base; West-Trotwood. The space must yield a minimum of 1,363 ANSI/BOMA (?Useable?) square feet of contiguous space. The anticipated term is 10 years, 5 years firm as a fully serviced lease. Buildings will be eliminated from consideration if space proposed meets the following criteria: I. Proposed office space is on the first floor or below of the first floor of the building. II. Proposed office space is on the top floor of the building and rooftop access is within the space. III. Proposed office space has public parking underneath or within the building. IV. Proposed office space is inside a shopping mall or shopping center. V. Proposed building houses day care facilities, abortion clinics, mental health clinics, or drug rehabilitation clinics, immigration, probations, public defenders, and/or social services within the building. VI. Proposed building has metered or public parking directly in front, behind, or next to the building. VII. Proposed building will not or cannot accommodate secured parking for ATF official vehicles at this facility. VIII. Proposed building is within 1,000 feet of residential areas, places of worship, schools, hospitals, prisons, abortion clinics, mental health clinics, drug rehabilitation clinics and/or day care facilities. IX. Proposed office space is located in a flood plain area, near power plants, electrical transformers, night clubs, bars or in close proximity to airport, radar dishes and aircraft flight paths. X. Proposed office space is located in a high crime area or an area that will necessitate more extensive and stringent building security than a generally progressive and alert neighborhood with a low crime rate. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal/GSA/PBS, State, and local codes and regulations including but not limited to fire and life safety, accessibility, OSHA, and seismic protection. SUBMISSION REQUIREMENTS Expressions of interest must be submitted in writing should include the following information at minimum (This is not an invitation for bids or a request for proposals): 1) Building name/address 2) Legal property description, recent survey, and property identification numbers (PIN) 3) Location of space in the building and date it will be available 4) One-eighth inch scale drawing of space offered 5) ANSI/BOMA defined office area/useable square feet (USF) 6) Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included 7) Common Area Factor used to determine the RSF 8) Name, address, telephone number, and email address of authorized contact 9) In cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction.
