Description
The General Services Administration seeks to lease office / laboratory space consisting of approximately 33,600 rentable square feet in Houston, Texas within the following designated area: The boundaries are as follows: North Highway 1488 South Interstate-10 East Highway 59 West Harris County Line The space should yield between 28,000 to 28,560 ANSI/BOMA usable square feet with a minimum of 10,000 square feet of laboratory space and a minimum of 7,000 square feet of conditioned and secured staging area. A single block of contiguous space (not separated by public corridors) is required. The proposed lease is for 15 years with 5 years firm, and should be fully serviced, including all services supplies, utilities, and tenant improvements which will be provided in consideration of rental to be paid, and must yield 50 parking spaces within a two block radius for employees and visitors. Space must be ready for occupancy no later than December 18, 2006. The offered space must meet GSA Life and Fire Safety Standards, and Americans with Disabilities Act (ADA) requirements. The Government reserves the right to approve the design and will require its design excellence standards be achieved. GSA requires secured parking for a minimum of 7 reserved inside parking for official Government vehicles (i.e. mobile laboratories and 2 minivans). Utilities shall be provided to the site including water, gas, and compressed air. Sprinkler system shall be installed in the facility if one does not currently exist in the facility. Section 2 of EO 13006 requires that in filling their space needs, federal agencies give first consideration to locations in a specifically prescribed hierarchy as follows: - Historic properties within historic districts (1) - Sites within historic districts (whether developed or undeveloped) - Historic properties outside of historic districts Expressions of interest must be submitted in writing no later than May 19, 2006, and should include the following information: street address and building name, if applicable; square footage offered, name, address and phone number of individual to be contacted; and evidence of authority to represent the owner. Please reference Project Number 6TX0247 (1) Historic District means any business area, industrial area, neighborhood, rural area, or other complex of buildings, structures, sites, objects, and/or landscape features that is included in or eligible for inclusion in the National Register of Historic Places. Historic Districts include those determined eligible by GSA or a State Historic Preservation Officer, or designated by any State, local or Indian tribal government under pertinent State, local or tribal law.
