Description
UNITED STATES GOVERNMENT Seeks Leased Office Space in Austin, Texas The United States Government seeks to lease Class A contiguous Office Space consisting of between 4,644 to 5,108 BOMA usable square feet in Austin, Texas. Preferable space should be located in a multi-story building and the occupancy of entire floors is preferable to partial floor occupancy. Office space will not be leased on the first floor, below the first floor, or the top floor of the building. No office spaces will be considered inside shopping malls or residential areas. Thirteen (13) on-site reserved surface parking spaces are required for government vehicles (enclosed is preferred but not required). Parking lots and all access from the building to the parking lots must be well lit at all times to ensure safety (i.e. a minimum of 10 foot candle level of illumination). Access to parking lots must be controlled when possible. Access to the parking area is required at all times (24-hours per day). It is desirable that only government personnel have access to the parking area. Regularly scheduled public transportation and/or sufficient parking to cover commuting needs of employees must be located within reasonable and safe walking distance of the office. The proposed lease is for a 5 year term, five (5) years firm, and should be fully serviced. The delineated area is as follows: North: Loop 360 (North Capital of Texas Highway); South: Spicewood Spring Road; East: Route 183 and Route 1; West: Spicewood Spring Road; Space must be ready for occupancy no later than January 15, 2007. The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility. Consideration shall be based on the area profile, location, and proposed security requirements if the location would be utilized.
