Description
The U.S. Government is seeking expressions of interest to lease approximately 4,444 Rentable Square Feet to yield no less than 3,864 ANSI/BOMA office and related area. Space must be contiguous. Below grade will not be considered. Five (5) reserved on-site parking spaces are required, either structured or within a controlled parking area. Proposals for new construction must have a minimum 50-foot setback distance from property line to building facade. Existing buildings must provide at least a 25-foot setback. Space must be capable of being fully accessible to the physically handicapped, must not lie within a 100-year flood plain, and will be subject to all building or construction rules, regulations and/or ordinances on local, county, state, and federal levels as they apply. Space offered must be located within the Portland Central Business District, specifically bounded as follows: Brighton Avenue on the North, I-295 on the East, Congress Street on the South, and I-95 on the West. Lease term will be ten (10) years, five (5) years firm. Space should be ready for occupancy on November 1, 2006. All services, supplies, utilities, partitioning, and tenant alterations are to be provided as part of the rental consideration. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. To submit a location for inspection, please forward information by 5:00 PM EDT, April 28, 2006. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), ANSI/BOMA defined usable square feet, percentage of common area factor used to determine the rentable square feet, and contact information for owner or authorized agent.
