Description
This ad is amended to assure that it reads the same as the newspaper ad place by VA. This ad is hereby change to read as follows: VA is seeking to lease approximately 87,000 net usable square feet of Class A office space. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code. The space must be on contiguous floors, and it is preferred that this space be provided on no more than three floors. The space to be provided must have a floor live load capacity of not less than 100 pounds per square foot unreduced throughout. The selected building must comply with the Interagency Security Committee Security Design Criteria for New Federal Office Buildings and Major Modernization Projects as well as other security guidelines, which will be provided during the solicitation for offers process. The proposed site must provide a minimum of 320 parking spaces adjacent to the building, and it is preferred that the proposed site have convenient access to existing mass transportation. The building and parking area must be fully accessible meeting all requirements of the Americans with Disabilities Act (ADA) and the Uniform Federal Accessibility Standards (UFAS). The building must be Leadership in Energy and Environmental Design (LEED) or Energy Star certified, and the space must be available for occupancy within 420 days of lease execution. The lease term shall be for a fifteen year firm term with one (1) five-year option to renew. Space may be provided in an existing building or in a building built to suit. Delineated area: the space must be located within the area of Columbia, South Carolina known as the ?loop?. This is further defined as Interstates 20, 26 and Interstate 77 surrounding the City of Columbia and other political sub-divisions within these highways. In addition the area defined as from the intersection of Interstate 26 and the Broad River at Interstate 20, extends northwest until the intersection of St. Andrews Road and Interstate 26, then extending approximately south southwest to a point on US 378 approximately 1 mile NW of the intersection of Interstate 20 and US 378, then extending southeast to the intersection of Interstate 26 and US 1. Expressions of Interest Should Include: 1. Building name or development site, address, age of building and owner?s name. 2. Total BOMA rentable square feet, existing or proposed. 3. Rental rate 4. Scaled building plans, renderings and site drawings, which detail the number of parking spaces. Note: The government will pay no more than the appraised fair market rental value for space. Respondents are advised that the VA assumes no responsibility to award a lease based upon responses to this advertisement.
