Description
The United States Government is seeking to lease office and related space consisting of approximately 21,405 square feet of rentable space, yielding 20,210 ANSI/BOMA usable square feet, in Sevierville, TN. The lease term is ten (10) years firm. This space is required on or before November 30, 2007. Offered properties must be within or on the delineated geographical area as follows: Area bounded East to West boundary begins at the intersection of Hwy 66 and Hwy 411 then proceeds East to the intersection of Hwy 416; North and South boundary begins at Hwy 411 and proceeds North or South no more than 1 mile from Hwy 411. Available properties accessing Hwy 411 North and South must be located on roads able to accommodate 18 wheel vehicles for shipping and receiving. The space requirement can be satisfied with space through new construction (build-to-suit). The space must be first-class office space and conform to the Federal Government?s standards for Fire Safety and Handicapped Accessibility. The proposed lease is for 10 years firm, and should be fully serviced. Space must be ready for occupancy no later than November 30, 2007. The space offered must meet the following criteria: Site must be no less than 3.37 acres or more to accommodate office, laboratory, and equipment garage with unique vehicular parking and maneuverability. Ultimate lot size shall be as required to meet all open space requirements and stormwater retention/cleanup requirements per City of Sevierville and /or State of Tennessee regulations. Lessor must possess and submit reference reflecting capability to perform a build-to-suit task of this magnitude. All utilities, inclusive of natural gas and required power demand to be supplied according to requirements. Building 2 shall be fully sprinklered. See sheets attached for building separation and extents of gravel pavement. Landscaping shown is based on requirement for industrial zone and may change depending on final site determination. See specific requirements of each building facility for grade levels, loading docks and/or slopes, elevations. sidewalks, stoops, overhangs, etc. See sheet showing requirements of exterior surface finishes. See Special Requirement notes identifying overhead coiling doors for all exterior overhead doors. See design drawings for exterior doors. Shell design offers should incorporate the unique requirements for shell items only. Tenant up-fit items in the final design drawings related to tenant improvement design criteria will be priced after award.
