Description
Requirement: The U.S. Government has a requirement for office and ADP space in Northern Virginia. The Government seeks to lease office and related space consisting of approximately one hundred thirty-six thousand eight hundred (136,800) rentable square feet and 195 surface parking spaces. The contiguous building(s) are to be located on a secured site, with a minimum 50 foot setback from other buildings and vehicular traffic. The building must be able to accommodate a data lab with a specialized data infrastructure or be capable of being altered to meet the Government?s needs and security requirements. A turn key lease complete with package offices and workstations is required. The space will be leased as-is with tenant improvements to be accomplished by the Lessor working with the Government to produce design intent drawings, construction drawings to be bid out and constructed. The building must meet Federal Government standards for fire safety, accessibility, and be located outside of a 100-year floodplain. All services, supplies, and utilities are desired as part of the rental consideration. The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. Space on the roof for antenna(s) is required. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building?s ownership. Space must be accessible 24 hours, 7 days a week. Lease Term: Lease Term is for 10 years firm. Occupancy: Space offered must be ready for occupancy with all tenant improvements completed by no later than January 31, 2007. Offered properties must be located within the following delineated area: Contracting Office Address: Space must be situated within an area delineated by the following boundaries: North: Route 7, West: U.S. 15, South: Interstate Route 66 (I-66), and East: Fairfax County Parkway (Route 7100). Expressions of Interest Should Include: * Building name and address * Rentable square feet and rentable rate per square foot * Method of measurement used to determine the rentable square feet * Common Area Factor(s) for available space * List of building-provided services * 1/8 inch scaled drawing of space offered Owners and Authorized Agents: This advertisement is not a basis for negotiation, and this notice is hereby given that based on the evaluation of the response(s) to this advertisement, the Government may or may not solicit for offers to satisfy this requirement.
