Description
UNITED STATES GOVERNMENT Seeks Leased Office Space El Paso, Texas Requirement: The United States Government seeks to lease office space consisting of approximately 4,110 rentable square feet, yielding 3,574 ANSI/BOMA usable square feet, in El Paso, Texas. Location: 1. The building must be located within the central business district of El Paso, Texas, which is encompassed by the Border Highway, then north on Kansas, west on Eighth, north on Alley H, east on Third, north on Campbell, east on Paisano Drive, north on Ochoa, east on San Antonio Avenue, north on Ochoa, east on Mills, north for two blocks and then west to Campbell, north on Campbell, north west to Wyoming, west on Wyoming, south east on Prospect Drive, then west on Missouri, south west on Durango, west on San Francisco, south west to Paisano then south and southeast on Paisano Drive, southwest on Santa Fe, east on Border Highway, north on Oregon west on Sixth, north on Avenue E, east on Fourth, north on Oregon, east on Third, south on Mesa, east on Fourth, southwest on Alley G. A map may be provided upon request. OR 2. The west side of El Paso, TX. Lease Term: The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. Unique Requirements: The space should yield 3,574 ANSI/BOMA usable square feet located in, on or between the third (3rd) and seventh (7th) floors. Space must be ready for occupancy no later than April 6, 2007. The offered space must be first class office space in a quality building which meets, or is capable of meeting, the Governments general and specific requirements, including but not limited to the following: 1. The location should have good access to transportation. 2. 24-hour access to the building and the parking facility. 3. Protected parking, within an adjacent parking garage is preferred. 4. Provide a safe working environment with a 24-hour security system. 5. Site must be accessible to major highways, but not located on a major highway, with safe setbacks from the street (i.e. bollards). 6. Space will be located in contiguous space on one or more floors. Space will not be on the first floor, or top floor. The preferred located is on or between the third (3rd) and seventh (7th) floors. 7. Location can not be located in window space that is adjacent to: a. Outside fire escapes b. Ledges c. Balconies d. Public Parking e. Mezzanines f. Directly above loading dock 8. Building must be fire sprinkled. 9. Air intakes must be protected, i.e. not on first floor or ground level.
