- Description
- The National Guard Bureau (NGB) requires Facilities Management (FM) services to operate and maintain the Army National Guard Readiness Center (ARNGRC) at 111 South George Mason Drive, Arlington, Virginia. The FM contractor shall provide all program management, engineering and operation and maintenance and repair services as specified herein, that are required to operate and maintain the facility. The contractor shall provide all management, personnel, equipment, transportation, tools, materials, eng ineering, supervision, and support necessary to perform the support at the ARNGRC facility with the exception of the food service operations, housekeeping, mail room and security guard services. The contractor is responsible for all maintenance and repair services in the cafeteria and warming kitchen, except food preparation and serving, housekeeping and refuse removal, and all services in the areas occupied by the security guard force. The services include, but are not limited to: facility and site progr am management, professional engineering technical support, building and site systems operations and maintenance (including HVAC to include ice storage), construction, remodeling, renovation, energy management system to include after hours offsite monitorin g and controlling; electrical systems to include emergency generators, power block and power distribution system and uninterruptible power supply; elevators; plumbing systems; water treatment; kitchen equipment; fire safety and security systems; and other general equipment), pest control, snow removal, landscaping and grounds care including irrigation system, interior and exterior building maintenance, garages and parking area, exterior site storm drains, exterior site storm and sanitary plumbing and domest ic water lines (excluding onsite lines belonging to Arlington County), miscellaneous utility work (including repair, reconfiguration and new installations of government owned items such as furniture), conference rooms, as well as any other services necessa ry for the complete functioning of the Facility, except as noted herein. The contractor shall provide continuous full time operations and maintenance of the systems and equipment and shall have personnel present Monday through Friday, excluding Federal ho lidays, from 6:00 AM to 6:00 PM, to carry out this responsibility. The contractor shall implement a comprehensive quality control system to ensure that the standards are fully maintained. This is a federal government facility and represents a significant investment that must be properly operated and maintained to prevent deterioration of the building and property. The building incorporates technology that controls temperature, humidity, and environmental conditions. The operation of the facility must be in compliance with strict environmental and atmospheric control standards.
