Description
U.S. GOVERNMENT HAS A CONTINUING REQUIRMENT TO LEASE APPROXIMATELY 15,809 RSF (YIELDING AT LEAST 13,747 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE AND RELATED SPACE WITHIN THE SPECIFIC DELINEATED AREA DESCRIBED BELOW. The U.S. Government currently leases 9,769 RSF of space at 233 Peachtree Street, Atlanta, GA 30303 under a soon to expire lease. The GSA plans to negotiate a succeeding lease based on economic, mission, and other factors. The Government will relocate only if consideration of economic and other factors, including all relocation costs and upfitting costs, support a move. Property offered must be within the Central Business District of Atlanta, GA. All services, supplies, and utilities are to be included as part of the rent consideration. Housing the requirement on one contiguous floor is preferable, but contiguous space on more than one floor is acceptable. The site should be accessible by public transportation throughout the extended workday (7:00 AM to 5:30 PM, Monday through Friday) with access available beyond normal business hours. Space must meet the Federal Government's standards for fire safety and be capable of being fully accessible to the physically challenged. Secure office space and facilities in an office building, fully serviced and altered to Government specifications are required, to include ample windows to provide natural lighting and both public and separate employee rest rooms (located in the non-public area of the office). Space must be ready for occupancy on or before August 1, 2006. Lease term is ten (10) years, five (5) years firm. If new construction is offered, a 50' set-back is required from all roads and streets. This requirement applies to "all sides" of the building. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Subleases are not acceptable. Space should not be located within the 100-year flood plain. If you desire to submit a location for inspection, please forward information by 5:00 PM EST, March 6, 2006. Expressions of interest should include building name and address, location of space in the building, and rentable square feet offered. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Studley, Inc.
