Description
The General Services Administration is seeking to lease office and related space consisting of approximately 11,134 square feet of rentable space. Rentable office space must yield 9,862 Occupiable square feet, available for use by Tenant for personnel, furnishings and equipment. Contiguous first floor space is preferable. The buildings offered must be located within the within the following boundaries: North: 24th St between Hwy 99 and Chester Ave andTruxtun Ave between Coffee Rd and Hwy 99. East: Chester Ave. between 24th St and Ming Ave. South: Ming Ave between Coffee Rd. and Chester Ave. West: Hwy 99 between 24th St. and Truxtun Ave and Coffee Rd. between Ming Ave and Truxtun Ave. The building offered must be of sound and substantial construction and recognized as an existing Class "A" building. Space must be in a quality building located in a prime commercial office district with attractive, professional surroundings with a modern design. The Government requires a fully serviced lease. The building must also conform to the seismic requirements for new construction of the current edition of the Uniform Building Code (UBC) or the 1970 Edition if the lateral resisting system is of steel construction or the 1976 edition if the lateral load resisting system is of concrete or masonry construction. The term of the lease will be for Ten (10) years, 5 years firm with 60-day termination rights by the Government after the first five years. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. The Government does not occupy property located in a Flood Plain. Please submit proof/certification that property is not located in a Flood Plain. Occupancy is desired by February 9, 2007. Forward pertinent information by March 8, 2006, making reference to Solicitation for Offers No. 0CA0909. All sites must be available for a market survey on 3/16/2006.
