Description
U.S. GOVERNMENT WANTS TO LEASE SPACE IN KEARNEY, NEBRASKA (SFO#5NE0005) REQUIREMENT: General Services Administration is interested in leasing 11,021 rentable square feet of either existing or build to suit space, which will yield a minimum of 10,700 BOMA usable square feet to a maximum of 10,750 BOMA usable square feet. The space will consist of approximately 3,200 usable square feet of office and related space, 7,500 usable square feet of warehouse space and 2 acres of wareyard space. The space will be occupied by U.S. Fish and Wildlife Service. LEASE TERM: 10 years; 5 years firm term. UNIQUE REQUIREMENTS: Office and warehouse space must be contiguous and on one level without being split by a public corridor. First floor space is required. Space must not be more than twice as long as it is wide. The warehouse area requires a minimum clear ceiling height of 15?, and clear span excluding columns or supports. The warehouse area requires a heating system capable of maintaining the area at 55 degrees Fahrenheit. The warehouse must include three (3) grade-level, overhead doors with a minimum clearance of 14? x 14?. The wareyard area must be adjacent to the warehouse and secured with a minimum 8? chain link fence. The wareyard area shall be treated gravel. The Government requires a fully serviced lease including thirty (30) on site parking spaces for employees and five (5) on site parking spaces for visitors. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. New construction will require a 20-foot setback from any vehicular traffic including parking areas. Space shall conform to GSA requirements for fire and life safety; and shall be ADA compliant and asbestos abated. The building and parking must be accessible to government personnel 24 hours per day, seven days per week. LOCATION: Offered properties must be located in Kearney, Nebraska or within ten (10) driving miles of the city limits. OCCUPANCY: Occupancy is required on or before November 1, 2006. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address. For unimproved sites provide specific location. 2) One-eighth inch scale drawing of space offered. For unimproved sites provide site plan and location map. 3) Square footage offered. For unimproved sites provide total available acreage and proposed acreage. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner. AUTHORIZED CONTACTS: In no event shall the offer enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.
