Description
**THIS MODIFICATION ADDRESSESS A REVISION TO THE DELINEATED AREA AND AN INCREASE IN THE RENTABLE SQUARE FEET** REQUIREMENT: The United States Government seeks to lease approximately 6,702 Rentable Square Feet (RSF) of space to yield 5,828 ANSI/BOMA office area square feet of contiguous office and related space in Miami, Florida. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. Site must be located outside the 100-year flood plain. Subleases are not acceptable. DELINEATED AREA: North: NW 58th Street; East: 42nd Avenue (Le Jeune Road); South: SW 40th Street; West: Route 821 Florida Turnpike. REQUIRED: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. Five (5) reserved parking spaces with twenty (20) on-site employee parking spaces or available at a ratio of 4.2 spaces per every 1,000 useable square feet, whichever is greater. The offered space must meet Government requirements for security, fire safety and handicapped accessibility. Newly constructed buildings are required to meet a 50-foot setback from streets and public parking. This requirement applies to all sides of the buildings. LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years.
