Description
The United States Government is seeking to lease approximately 13,948 rentable square feet yielding 12,129 ANSI/BOMA office area square feet of contiguous office and related space located on a single floor in Fort Myers, Florida. The delineated area is bounded as follows: North: SR 82; South: SR 884; East: Interstate 75; West: The River. Public parking must be located within a 2-block radius of the site. Parking should equal one (1) for every two hundred (200) square feet of leased space or per code, whichever is more stringent. The site should be accessible by public transportation throughout the extended workday (7:00 AM to 5:30 PM, Monday through Friday) with access available beyond normal business hours. Space offered must be located above the first floor, except if new construction where Agency is sole tenant. Building must meet the Federal Government?s standards for fire safety, and be capable of being fully accessible to the physically challenged. Secure office space and facilities in an office building, fully serviced and altered to Government specifications are required, to include ample windows to provide natural lighting and both public and separate employee rest rooms. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy on or before June 1, 2007. Lease term is ten (10) years, five (5) years firm or alternatively for 15 years, 10 years firm and should be fully serviced. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building?s ownership. Subleases are not acceptable. Sites or buildings cannot be located in a 100-year floodplain.
