Minton-Capehart Federal Building Walk-Thru 01/26/06 Question and Answers Question ? The demountable partition system will be unstable when the ceiling system is removed, this is necessitated by the construction outlined in items 2, 4, 7 and 9. Therefore, is GSA planning to remove and reinstall the partitions or will they be protected and laterally braced during the construction phase? Answer ? GSA will not be doing anything to support, nor will we be removing and replacing wall systems. That must be considered a design element and the construction contractor will be required to take this issue into consideration. Question ? If the new lighting and mechanical system change the plenum height then will the scope of work include the selection and specification of a new demountable partition system? Answer ? GSA is not changing any wall systems under this project. Question ? Are there any hazardous materials in the building? Answer ? Based upon the PDS report the following is noted: The work on this site will require the various materials be properly handled. These include fluids associated with removing the existing generator (i.e. diesel fuel, antifreeze, battery acid and oil), fluorescent lamps (mercury) and old magnetic ballasts (possible PCB?s). The only known asbestos in the building is in the floor tiles in the Ground Floor and in the Second Floor elevator lobby. This project should not disturb those tiles and no asbestos abatement is contemplated. Question ? Will the roof top work, items 1 and 3 necessitate removal and replacement of the roof membrane? If so, will this work be done under this project or a separate project? Of the roof is replaced will a ?green? roof would be required to improve the roof performance and reduce energy consumption? Answer ? No, the roof is currently being solicited for replacement with a September ?06 finish date under a separate contract. It is anticipated that there will be a newly installed roof at the time this project begins. Question ? Will the building exterior glass be replaced under a separate contract to improve it performance and reduce energy consumption? Answer ? No Question ? The central toilet rooms are accessible. Will all toilet rooms be modified as part of this work? Answer ? If the rest-rooms are required to have sprinkler devices, then all rest-rooms will be included in the project. Ventilation will be a part of the design as well. Question ? Will the day care system upgrades the performed in two phases to allow the daycare to remain on the first floor, in operation during construction? Answer ? Phasing issues to be determined during design. Question ? What is the projected construction cost of the scope of construction items 1 through 9? Answer ? Refer to the synopsis/amendment Question ? Will the elevators and stairs be renovated as part of prime objective number 3? Answer ? Work in the stairs with reference to the existing standpipes/installation of the sprinkler system is part of the project. Question ? What is the square footage of the building? Answer ? 636,434 GSF Question ? Is the parking structure included in the gross square feet provided in the project announcement? Answer ? No Question ? Who did the Program Development Study for this project? When was it completed? Answer ? Architura, February 2004 Question ? For our firm and designer portfolios, can we include projects where the design is complete, but not yet fully constructed? Answer ? GSA cannot direct firms on what or how to address the Request for Qualifications (RFQ) Question ? For the section entitled Philosophy and Design Intent, is the two page maximum for both Lead Engineer and Lead Designer combined, or can the Lead Engineer and Lead Designer each write a two pages a piece? Answer ? GSA cannot direct firms on what or how to address the Request for Qualifications (RFQ) Question ? What happens if something fails with FedEx/UPS and the shipment does not arrive on time? Answer ? Submittal must be stamped in (JCK building) on or before 4:00 p.m., Central Standard Time THE SUBMITTAL RESPONSE DATE REMAINS ? JANUARY 31, 2006 AT 4:00 P.M. (CENTRAL STANDARD TIME)
