- ** REFLECTS MODIFICATION TO THE DELINEATED AREA & RESPONSE DATE ** AMOUNT: The United States Government seeks to lease office and related space (space must be contiguous, street level is required) consisting of approximately 7,476 rentable sq. ft. Rentable square feet must yield 6,558 BOMA usable square feet, available for use by Tenant for personnel, furnishings and equipment. 40 parking spaces for employees and visitors shall be available within two blocks at no additional cost to the Government. Parking shall be paved and well lighted. LOCATION: Delineated area is: North: Thompson Lane and Manson Pike West: Interstate 24 South: Memorial Blvd. to S.E. Broad Street East: North Academy Street to W. Lokey Ave. to NW Broad St REQUIRED: All services, supplies, utilities, partitioning and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. TERM: The proposed lease shall be for ten (10) years, five (5) years firm with the Government having a 60 day cancellation right after year five. Occupancy is required December 1, 2006.
