The site must be located within a conforming office development setting that would provide a modern design with prestigious appearance in a campus like atmosphere, with supporting amenities, and can not be located within a 100 year floodplain. The site must be located within the following delineated area of Omaha, NE: NORTH BY: Davenport St. from 10th St. to 90th St., Iowa St. from 90th St. to 170th St.; SOUTH BY: F St. from 10th St. to 90th St., Harrison St. from 90th St. to 170th St.; EAST BY: 10th St. from Davenport St. to F St., 90th St. from Iowa St. to Harrison St.; WEST BY: 170th St. The tenant can not be located near the Federal Public Defender, U.S. Customs/INS, Social Services, Probation offices or other business or facilities deemed unacceptable by the tenant for security reasons. Expressions of interest in the project (both site owners and development teams) can be submitted in letter form. Site proposals must include the following information: 1. Location map; address; aerial photos (if available); Site Plan with size stated and showing that above requirements fit on site; legal description; prominent features; identify existing structures. 2. Land cost if appropriate, including annual amortization rate. Owners may submit their own proposals. Proposals submitted by agents must be accompanied by documentary evidence of the agent?s authority to make such offers. This is to advise persons submitting offers, that due to procedural regulations under certain laws, options should remain open through December 2006. The Government will make every effort to expedite the site selection. This advertisement is not a basis for negotiation, and the right is hereby reserved as the interest of the Government may require, to reject any or all offers and give consideration to sites other than those offered in response to this advertisement. Upon selection of the site, GSA will conduct a 2-phase procurement for design/build. In Phase I, interested parties will be required to submit experience and past performance information, in Phase II GSA will limit the number of the most highly qualified offerors that will be invited to submit design and price proposals. For this procurement, the Government has substantial design information which will become part of the SFO. These requirements will be utilized by the developer to construct an office building of approx. 112,340 BOMA rentable square feet of office and related space.
